Proposed affordable housing for the Craft District - KBJR 6

DULUTH, MN-- The redevelopment of an historic Lincoln park building could bring more affordable to a key corner of the craft district.

The city of Duluth is considering contributing public funds to the Esmond Building project.

A developer plans to renovate the building, making the ground floor 8,500 feet of retail space and the top floor 30 housing units.

If the city contributes funding, 20% of the units will be required to be affordably priced.

City housing officials say they're still finalizing all the plans.

"Now this building is going to be redeveloped from top to bottom and again that's part of the challenge of getting pricing around it, is it's not new construction from the ground up. It's taking this historic, old structure and figuring out the best way to improve it and maintain the integrity of the building," said Jason Hale, a Senior Housing Developer for the city.

The rental rates will be set once the developer knows the project cost.

If the developer doesn't need public funding, they won't be required to include affordable units.
